If you would like a statement verifying the existing mortgage balance, monthly payments and late payments, if any:

The turnaround time is up to four business days from the time of receipt plus mail time.

Please print the Third Party Authorization Form and fax the completed form with the borrowers signature to 972-459-1611. The authorization will be updated within in 2 business days.

Subordination Requirements
In order for Nationstar Mortgage LLC to consider Subordination, the following items are required:
  1. $250.00 MONEY ORDER or CASHIER’S CHECK payable to Nationstar Mortgage LLC for the Subordination fee (NOT required for the following States: AZ, CA, CO, GU, IN, IA, KS, MD, MA, MI, MO, MT, NH, NJ, NC, OK, PA, SC, SD, TX, UT, VA, VI, WY and all FHA insured loans)
    1. $125.00 is non-refundable in the event the Subordination is denied
    2. If revisions to the documents we have prepared are requested after we send them to you, you will need to remit the following:
      1. Additional $50
      2. Revised Documents (1003, 1008, GFE and HUD1 prepared by the first mortgage lender)
  2. If we will be asked to work with a party other than the borrower, we will need a signed authorization to speak to the 3rd party working on the borrowers’ behalf. This can be attached to an email or a separate document sent PRIOR to our processing the request. Please be sure to include the Loan Number.
  3. Contact information for requestor – Name, address, email address/fax number/phone number
  4. New Lender information – with address, email address/fax number / phone number
  5. Copy of 1003 – Loan Application
  6. Copy of 1008 – Underwriting Summary (Complete)
  7. Copy of Conditional Loan Approval
  8. Current Appraisal (dated within the last 4 months) (AVM, DU report and/or HVE may be used if an FHA Streamline Refinance or HARP)
  9. Preliminary HUD1 Settlement Statement (as close to the one that will be used at closing)
  10. Copy of Payoff Statement (for 1st Mortgage)
  11. Copy of most recent title work (Title Commitment / Lien Search)
  12. Full Credit Bureau Report and Scores. Please summarize number of 30, 60, 90 day late payments to expedite process.
  13. Current 1st Lien Note and Addendums
** THE APPROVAL OF A SUBORDINATION IS NOT GUARANTEED**

Nationstar Mortgage LLC will not subordinate if the payment amount is increasing without a term reduction. In addition, Nationstar Mortgage LLC will not subordinate if the interest rate and/or CLTV are increasing.

Please keep in mind that these are investor requirements and must be adhered to. Additional documentation may be required depending on the investor guidelines.

Incomplete or inaccurate Subordination packages may delay or void the request. Upon submission of a complete package, please allow a minimum of 15 business days (depending on Investor approval) for processing. If approved, the Subordination Agreement will be mailed back to the requesting party. A copy of the recorded Subordination needs to be mailed to the address below as soon as possible. NOTE: If you would like the Subordination Agreement express mailed, please enclose the appropriate mailing documents with return address.

If a Subordination request is received and does not include all of the required items listed above, we will allow the requesting partythirty (30) days to submit the additional information. If the request still lacks the necessary information after thirty (30) days, the original requested documents will be returned to the requesting party.

Oil and Gas Requirements

In order for Nationstar Mortgage LLC to consider an Oil and Gas request, the following items are required:
  1. The Nationstar Mortgage loan must be current.
  2. $250.00 MONEY ORDER or CASHIER’S CHECK payable to Nationstar Mortgage LLC for a processing fee (NOT required for the following States: CO, GU, IA, KS, MA, MO, MT, NH, NJ, NC, OK, PA, SD, UT, VI and all FHA insured loans)
    1. $125.00 is non-refundable in the event the request is denied.
  3. A complete/recorded copy of the lease agreement.
  4. Application for Release of Security (if applicable) – Please complete page one in its entirety.
  5. If we will be asked to work with a party other than the borrower, we will need a signed authorization to speak to the 3rd party working on the borrowers’ behalf.
  6. A Survey/Drill Site Map that shows the location and distance of the house and oil and gas operation
  7. A letter from an appraiser that indicates the impact the oil and gas operation has on the value of the property and the commonality within that area
** THE APPROVAL OF AN OIL AND GAS REQUEST IS NOT GUARANTEED**

If approved, the Oil and Gas request will be mailed back to the requesting party for recording with the appropriate County. Please allow 15-30 business days for processing. NOTE: If you would like the Oil and Gas request express mailed, please enclose the appropriate mailing documents with return address.

If an Oil and Gas request is received and does not include all of the required items listed above, we will allow the requesting party thirty (30) days to submit the additional information. If the request still lacks the necessary information after thirty (30) days, the original requested documents will be returned to the requesting party.

Partial Release Requirements
In order for Nationstar Mortgage to consider a partial release, the following items are required:
  1. $250.00 Money Order or Cashier’s Check for the Partial Release fee (fee is required prior to consideration, but returned if the release is denied.)
    1. $125.00 is non-refundable in the event the subordination is denied
      1. If you withdraw your request after we have started to process your request, there will be no refund
    2. If revisions to the documents we have prepared are requested after we send them to you, you will need to remit the following:
      1. Additional $50
      2. Revised Docs (1003, 1008, GFE and HUD1 prepared by the first mortgage lender)
  2. If we will be asked to work with a party other than the borrower, we will need an authorization to speak to the 3rd party working on the borrowers’ behalf. This can be in the form of an email or separate document sent PRIOR to our processing the request. Please be sure to include the Loan Number.
  3. The Nationstar loan must be current
  4. No 30 day late payments in the last 12 months of payment history
  5. Current Appraisal (dated within the last 4 months) (if not an FHA Streamline Refinance) If not readily available from borrower or requesting party, Nationstar will select an approved Appraiser, notify Borrower of cost and order the appraisal as soon as the funds have been received. Appraisal must include:

    a) The legal description for the land to be released for the partial release document.

    b) The legal description for the land to remain under the lien. If possible, the following should be included. If not, a Separate Survey will be required.

    c) A complete Survey of the land to be released.

    d) A complete Survey showing the land to remain, including the surveyor’s sketch showing the location of the home. This will ensure the collateral is not released during this process.

  6. A letter defining what area is to be released, explaining the purpose of the partial release, any expectation for change in marketability of the property and any compensation that the borrower will expect to receive for the transaction.
  7. The sales contract (if applicable)
  8. Application for Release of Security – Please fill out completely and return asap. If certain conditions exist, the form may need to be sent to the Investor for approval. This may add to the time frames.

Once all of the above information has been received, review of the partial release request will be done according to Investor guidelines, however approval is not guaranteed. To begin, the property to be released will be valued one of two ways. If the value is estimated to be under $10,000.00, a new appraisal may not be necessary. However, if it is estimated to be over $10,000.00, Nationstar will obtain a new appraisal verifying the value before and after the release. Please be aware that additional funds may be required to process this release.

If monies are needed to secure the value of the loan, the borrower will be contacted and advised of the amount. This amount must be paid and applied to the mortgage loan as a principal payment reducing the outstanding balance prior to the execution of the partial release, or, might be used for property improvements. The resulting loan to combined value (CLTV) ratio after the release is completed cannot exceed the C LTV before the release. Nationstar Mortgage’s value in the property must be secured in order to process a partial release. Any reduction in value cannot exceed the principal payment received.

If the CLTV is lower after the release, Nationstar Mortgage will require the borrower to apply only enough of the cash received by the borrower for the transaction towards the principal to keep the CLTV the same as prior to the transaction, and permit the borrower to keep the “excess”. However, if reduced CLTV is needed, all consideration may be required to be applied to the debt.

If a Partial Release request is received and does not include all of the required items listed above, we will allow the requesting party thirty (30) days to submit the additional information. If the request still lacks the necessary information after 30 days the original request documents will be returned to the requesting party. If approved, the Partial Release will be mailed back to the requesting party for recording with the appropriate County. Please allow (30) days for processing. NOTE: If you would like the Partial Release express mailed, please enclose the appropriate mailing documents.
